There were no significant changes in the apartment market in Q2 2019. Sales volume remained soft, as investors and end-users paused from buying apartment units. Despite lingering uncertainties, we expect the Indonesian property market to gradually recover. The demand driver may possibly come from the locked-up repatriated funds from tax amnesty that started in September 2016, which will be released in Q4 2019 and that could be diverted to property investment. Further, more supportive government’s measures could also lead to a positive sentiment toward the market.

With the super luxury tax relaxation from 5% to 1%, there is more room for developers to consider constructing larger units of above 150 sq m, particularly in mature locations such as the CBD or South Jakarta.
