Introduction
Colliers Indonesia had the opportunity to collaborate with Mandiri Capital Indonesia (MCI) when their lease period at Menara Mandiri I was about to expire and they decided to move to a larger space at Menara Mandiri II. Their appointment of Colliers Project Management team enabled us to provide an end-to-end service ranging from project management to design and build services for new office fit-out construction.Challenge
While working on this project, challenges faced by both Colliers and MCI were as follows:• Menara Mandiri I was MCI's first office, therefore their information on development and new office fit-out processes was quite limited.
• MCI's use of a hybrid working system affected the communication process. Some approval processes or requirements required face-to-face meetings the opportunities for which were limited, and the client's hectic schedule was also a challenge.
• MCI relocated to a wider space and the design concept provided by them as a reference had to be interpreted in such a way in order match their expectations.
• Under a tight schedule, Colliers completed the project within a three-month construction period. In this case, the mechanical and electrical (ME) works were under the Building Management team's scope.

What are the steps that Colliers took to solve difficulties encountered?• We provided consultancy to MCI on the processes that had to be carried out, by including data and information related to standard procedures that Colliers Project Management team uses in projects, especially those related to government regulations.
• Intense and regular communication, both online and offline, was engaged in so that MCI was always well informed on every work aspect.
• The Colliers team had to maintain regular coordination to ensure smooth delivery and alignment between mechanical & electrical (ME) and interior works.
• As Mandiri Capital Indonesia is one of the top-tier corporate venture capital firms in Indonesia, Colliers team chose to highlight the industrial-style design aesthetic for this office. Due to the hybrid working trends, the design was also adjusted to meet the new normal way of work.
• To fit with MCI's concept, Colliers used exposed ceilings, as well as bricks and a combination of wood, cement and concrete texture for wall and floor finishes to give a raw and edgy look.
• To support MCI’s collaborative working culture and to emphasize a communal work environment, Colliers favoured an open space layout for the staff working area and a breakout lounge equipped with a wooden tiered seating area as an informal auditorium for group meetings.
Result
Colliers successfully delivered an office with 21 hot desks and 12 dedicated desks for staff, and five enclosed offices for board directors. Mandiri Capital Indonesia’s office was finished according to the timeline.
The industrial-style design concept achieved is in line with the identity of the organization and has met the client’s expectation. It promotes a modern working environment featuring an open space, while, at the same time, considering all the necessary logistics for employees to perform their tasks.
