Rachel’s interest in humanity informs how she views her job, from housing to ESG

 
Rachel Chin is driven by a passion to problem-solve. The Associate Director in Colliers’ Valuation and Advisory Services  team prides herself on being creative in her work, constantly looking to accelerate the success of developers and institutional investors. A recent new joiner to the business, she has already excelled in her role, and with her interest in Environmental, Social and Governance (ESG) , we took five-minutes to see how she is exceeding expectations with clients, and our people.

Diverse experience across APAC

Born in Malaysia, Rachel decided to study in Australia to broaden her real estate experience, where she gained her bachelor's degree in property valuation and worked for a residential property portfolio manager. “I am passionate about real estate,” she says, “making sure a population has access to a strong, and affordable supply of housing is a fundamental part of our everyday lives. In Hong Kong, this is not so readily available, so I am proud to be working with stakeholders who are trying to make a difference; seeing the end product gives me a sense of satisfaction.”

Rachel came to Hong Kong 14 years ago to work in one of the world’s most real estate centric cities. She certainly achieved that and now has a wealth of experience working as a property consultant, having been involved in property acquisition and asset management for a private equity real estate fund, dealing with investors for a Hong Kong-listed developer. “I’m very fortunate to have gathered that kind of well-rounded experience from a variety of different roles,” she says.

Securing new opportunities for clients  

Now she has more than 12 years of experience in the Greater China property market, and her passion burns as brightly as ever. “There is a true beauty in real estate,” she says. “It makes space for people to live, work and create, not many industries can have such an impact on society.”

Rachel’s drive and achievements are powered by her carpe diem attitude. “Each day is a new day,” she says. “The past has happened, and we need to focus on the present and the challenges of the future.” One of the most significant projects she has worked on was helping a foreign pension fund make its first residential investment in Hong Kong. “We provided bespoke strategic advice on product positioning and market insights to ensure our client could adapt to the local market as efficiently as possible.”

Taking ESG to market

Adapting as all of us have to the “new normal”, Rachel’s love of exploring far-off places has had to be put on hold, but she has embraced hiking around Hong Kong’s beautiful and admittedly less strenuous trails. “Hong Kong has so much to offer in terms of outdoor activity. It’s a great way to enjoy the scenery, experience something new and keep discovering the hidden delights of this amazing place.”

Of all the places she has been to, Turkey was a standout location as it straddles two continents. “On one side, you have Europe, and on the other, you have Asia.” This blend of culture, the magnificent markets and old temples were a feast of experiences to be savoured. “I do wish they would fix the smaller temples,” she says. “They belong to the people around them, who deserve to have them restored.”

An underlying appreciation for humanity and the natural world means she is instinctively attracted to the ESG part of real estate, focused on minimising environmental impact and optimising investment responsibly. “Colliers is an excellent platform for me to promote sustainability and ESG awareness to stakeholders such as developers, investors and users”.

Leveraging ESG knowledge to add value

“The role I am in now allows me to employ my expertise and experience gained from various professional roles to determine the most effective investment direction at the earliest possible stage to improve a development’s efficiency and sustainability.”
