NFU Mutual has launched Maple + Midford, a 20,000 sq ft office scheme in Fitzrovia, London, following a £5 million refurbishment.
NFU Mutual purchased the building in 2015 and has since undertaken significant improvements to the façade, configuration, floor plate and amenities, including incorporating dual access to the building via Maple Street and Midford Place. The building is arranged over three upper floors and includes a new retail unit on the ground floor, which is accessible from reception as well as via Maple Street. There is also a stunning new roof terrace on the 3rd floor.
The unique building dates back to the Victorian era and was once a furniture workshop. Despite the building having been reconfigured and extended a number of times, it has retained the original vaulted ceiling on the ground floor, which is a beautiful feature rarely seen in the West End market.
Joint leasing agents, Colliers International and Cushman & Wakefield, are quoting a rent equating to £82.50 per sq ft.
David Hidderley, at NFU Mutual said; “There is nothing quite like Maple + Midford in Fitzrovia. Whilst the modern refurbishment ensures that the building will attract a similarly contemporary occupant, the nods to its historic background, alongside the significant redevelopment in the area, will mean that it will be a unique and exciting place to work.”
Richard Townsend, Director at Colliers International adds: “The impending arrival of the Elizabeth line, alongside the regeneration of Tottenham Court Road and St Giles, has injected a noticeable energy into the area. Big brands such as Estee Lauder, Facebook, and more recently Boston Consulting, have all made big commitments in this location; a testament to Fitzrovia being one of London’s most dynamic submarkets.”
