Slated to be the Largest Freehold Automobile Mega Hub in Singapore

International property consultant, Colliers International has been appointed by BS Capital Group as its marketing agent for the sale of the strata-titled units at Carros Centre.

Located at 60 Jalan Lam Huat, Carros Centre is a freehold 7-storey B2 general industrial and warehouse development comprising a total of 383 ramp-up units.  Of these, 213 units located from the 3rd to 5th level are put up for sale.  The remaining 170 units on the other levels are retained by the developer to be put up for lease.

The units that are put up for sale have floor areas ranging from approximately 1,700 sq ft to 4,198 sq ft.  They have direct vehicular access, a column-free layout which allows for maximised space planning, a loading capacity of 12.5 kN per sq m and a floor-to-floor height of 6 m.  Each unit is furnished with an attached toilet and floor trap connected to a common garage gully.

There is no void space in the units that are put up for sale and prices start from S$870 per sq ft.  The development is estimated to obtain its temporary occupation permit in 2017.

Mr Tan Boon Leong (陈文龙), Executive Director of Industrial Services | Project & Sales, says, “Carros Centre is slated to be the largest freehold automobile mega hub in Singapore to date, based on its built-up area of more than 2.3 million sq ft.  With the developer holding onto approximately 60 per cent of the development’s total net lettable floor area for lease, buyers can be assured that there will be a good tenant mix of complementary trade.

Moreover, freehold industrial premises are hard to come by these days, as sites from the Government Land Sales programme are all of 30-year leasehold tenures.  Hence, buyers can expect some capital appreciation in the long term.”

Mr Tan continues, “Given the limited supply of industrial facilities for such targeted use in Singapore, and that only 40 per cent of the total net lettable floor area of Carros Centre is offered for sale, we are optimistic that this opportunity will appeal to serious industrialists, who are seeking to purchase their own premises so that they can have better control and certainty over their real estate space and cost.

Additionally, Carros Centre features quality attributes which are targeted at the needs for businesses in the automobile and related trades; some of which include a 16.6 m wide column-free driveway inclusive of loading and unloading area, direct ramp access, ample parking space on all levels and 24-hour security services, among others.”

Located in the Kranji vicinity, Carros Centre is well connected to the rest of the island via Kranji MRT station, Bukit Timah Expressway, Seletar Expressway and Kranji Expressway.  Amenities can be found in the nearby Woodlands Regional Centre.
