We identified the permitted development rights opportunity in a highly restrictive National Park, along with the preparation of the PDR application and pre-application for residential development with assistance in the disposal process in increasing potential purchasers.
Situated in Surrey Green Belt, this was promoted via Runneymede local plan review. We appeared at the local plan examination to defend allocation and the site is now provisionally allocated for residential development.
We resisted the Asset of Community Value (ACV) nomination submitted by Horsford Parish Council, as our client had aspirations to develop land which the ACV would have hindered. With our understanding of the test for an ACV and obtaining legal advice on our proposed response, we successfully changed the nomination.The Parish Council had their request declined.
