We are pleased to present our first Regional Offices Snapshot, showcasing the sector trends in Birmingham, Bristol, Leeds and Manchester for Q1 2022.

 

Looking at the key indicators such as office demand, supply and rent, highlights include:

  • Birmingham take-up was below the five year quarterly average

  • Bristol rents up to a recorded high of £42.50psf
  • Business services accounts for 20% of demand in Leeds for Q1
  • Manchester recorded the largest number of individual transactions since Q4 2020
  • Prime rents set to be dictated by availability of the premium product
  • Injection of new Grade A product will find favour with occupiers
  • Vacancy elevated in some centres primarily due to secondary units
  • Flexible office providers continue to search for opportunities

Majoring on disposal and acquisition work for a variety of Property Companies, Funds and occupiers, I have also been prevalent in providing development advice on mixed use and regeneration projects throughout the region.

I also provide development consultancy and strategy advice to a number of local authorities, education institutions and charities.

I have worked with and agreed comprehensive multi-site 5 year Property Strategy Review Programmes with two large UK Financial Services occupiers within the past 5 years.

Dominic Pozzoni

Dominic is a Director of the National Offices Team in Manchester, with 25 years experience in the Real Estate profession, focused on the North West region. Dominic offers a depth and breadth of commercial experience to Investors, Developers, Landlords and Occupiers with particular regard to offices and complex mixed use schemes. He has a focus on procurement of Planning, Development, Acquisition and Disposal of office, leisure and mixed use developments. Strong working relationships have been formed with a wide and varied contact base of key landowners throughout the North West which has resulted in a robust track record of delivering performance for Colliers clients in a competitive market place. 

Dominic leads the Manchester Office Leasing Agency team and has an excellent track record of maximizing clients asset’s value by advising on asset management strategy, building refurbishment and occupational requirements.

Dominic was during the period from 1993 to 2004 a Partner at Manchester based Edwards & Co Chartered Surveyors. Extensive experience was gained in advising property developers, funds and occupiers on their commercial real estate portfolio.

From 2004 to 2016 significant development experience was achieved as Director at a major North West based commercial property developer and investment company. This role involved managing many key development projects and land acquisitions / disposals for mixed use developments, residential, commercial and hotel uses. The role allowed him to work closely with Local Authorities, planners and numerous professional consultants.

I am a Director in the National Offices team based in Bristol and have over 22 years experience.

Having joined Colliers in August 2008 my role has included numerous disposals and acquisitions in the South West for a myriad of clients, from large funds such as Aviva to private individuals.

I previously worked for Bidwells Business Space Agency team in Cambridge (2003 -2008) where I specialised in office and research & development disposals and acquisitions.

Before this I worked for Chesterton International Plc in London. After qualifying as a member of the Royal Institution of Chartered Surveyors in 2001, I remained in the City office agency team.

Richard Williams

Richard has over 10 years’ experience in the West Midlands Real Estate market. He joined Colliers in 2018 as the head of Birmingham City Centre Office Agency, having previously worked at Knight Frank. Richard is an established commercial property agent, with experience advising both occupier and landlord clientele on a broad range of acquisitions, disposals and lease consultancy work.

Prior to his role at Knight Frank in Birmingham, Richard also spent four years working for a niche agency  covering the wider West Midlands region where he led a commercial agency team providing occupational and investment advice across the office, retail and industrial sectors.
