Our South East Offices Snapshot includes insights from Q4 2021:


  • Annual transactions showed a significant improvement year-on-year, reaching 3.3 million sq ft, as opposed to 1.7 million sq ft in 2020

  • In 2021, there were 10 individual transactions in excess of 50,000 sq ft

  • Demand was spread more evenly across a wide range of business sectors

  • Vacancy, having risen in each of the previous six quarters, has begun to stabilise across the wider market, remaining static at 9.2%

  • Life Sciences continues to drive demand in the ‘Golden Triangle’, specifically Oxford and Cambridge

  • In keeping with healthy demand in Cambridge, the location induced rents to climb by 15.4% during 2021 with Oxford’s OOT even faster at 16.7%

  • Q4 was the strongest performing quarter of the year for both investment transaction volumes and numbers

  • We expect defensive office opportunities offering long-let secure income and well specified multi-let town centre assets to remain competitively sought after in 2022

Chris Lewis

Chris Lewis is a senior member of Colliers’ National Capital Markets Division with over 25 years’ experience of investment work. He focusses on the office sector and with his team is active across the marketplace providing a range of services including:

  • Investment sales and acquisitions
  • Sale and leasebacks
  • Forward funding’s and commitments
  • Joint venture advice
  • Views and analysis on emerging trends and developments

Chris acts for a number of retained and non-retained clients which are a mix of institutional funds, local authorities, property companies, developers and private investors from the UK and overseas.  In addition, he has been involved in a variety of sale and leasebacks for corporate occupiers. 

Chris joined Colliers in January 2021 having spent over 15 years with Cushman & Wakefield where he was Head of Office Investment.  Prior to that he worked at a niche investment firm in the West End of London.  He commenced his career with a year University placement at Weatherall Green and Smith in 1995 which he subsequently re-joined in 1997.
