The 2022 Global Investor Outlook report is Colliers’ annual in-depth exploration of investor sentiment, strategies and the forces set to shape real estate markets around the world. Our findings are developed based on a focused survey undertaken by 300+ investors across the globe and in-depth interviews with our regional Capital Markets leaders. Global capital is back! Investors are bullish on economic growth prospects for 2022 and intend to maintain high real estate allocations even though pandemic-related uncertainties have not fully lifted. More investors are looking to future-proof their assets by integrating environmental factors into their strategies and quality office assets in major metropolitan markets will be in high demand. Key EMEA regional findings:

  • Global capital is back. 81% of investors in EMEA are bullish on economic growth prospects for 2022.
  • Investing in core office space in major cities and disposing of aging, non-compliant assets that are more difficult or costly to retrofit will be two key investor strategies in 2022.
  • Investors want trophy office assets in Tier 1 cities like London (45%) and Paris (30%). In EMEA, 67% are looking to invest in core-plus offices, and 63% in core office assets.
  • Demand is outweighing supply and with ESG compliance to consider, we expect a race to core and an increase in values of up to 10% during 2022.
  • Nearly 75% of investors are integrating environmental factors into their strategies to future-proof their assets and address climate change questions from stakeholders. As ESG requirements increase, investors will be eager to dispose of aging, non-compliant assets that are more difficult or costly to retrofit before everyone starts to do the same.
  • 80% of investors we surveyed said rising construction costs are a major concern. It could have an impact on the supply of viable product – from new builds to renovations and retrofit projects. On the flipside this is causing 70% of investors to be optimistic about rental growth due to a lack of quality stock.

I use my experience and analytical skills to take a forward looking view of market opportunities & challenges impacting the industry on behalf of internal and external clients.  During my career I have written research /generated analysis of markets across all asset class types - from residential to offices, retail to logistics and hotels to niche sectors such as life sciences, air cargo and data centres.   I have analysed a variety of subjects and subject matter relevanmt to our industry, examining the impact on real estate such as the changing nature of global capital and the impact on global capital flows, the impact of e-commerce and near/off-shoring on global industrial and logistics markets and the changing nature of the energy and hydrocarbon industry. In addition to developing a view of markets at a very high-level,  I have conducted multiple studies examing the  micro-meso location factors critical in supporting the creation of planning policy at city/regional level, and in supporting investment and occupier decisions on key projects across EMEA, in addition to providing a strategic overview of multiple- markets and locations  as part of the decision making process.

I started with Colliers in 2003 working as Director of Corporate Development with a focus on mergers and acquistions across the globe.  After leading the acquisitions of the Colliers businesses in Russia, Ukraine, and South East Europe, I relocated to the Czech Republic in 2007 to take on the role of Head of Operations for Eastern Europe.  I was responsible for the day-to-day oversight, integration and coordination of the 13 countries.  In 2012 I accepted the position of Regional Managing Director for South East Europe.  In this position I was responsible for business development, key accounts, investment sales and overall business accountability.

In 2014 I left Colliers to run one of the largest private family offices in the middle east.  This involved leading all asset management, acquisitions and dispositions across the globe and the overall leadership of the organization.

In early 2017 I returned to Colliers in my current role.  My focus is on driving our investment sales business across Central Europe.  This means strategically managing regional investment relationships, connecting opportunities and guiding the overall strategy of the service line.  I also have leadership responsibility for the Central Europe businesses as a whole and work closely with the local leaders to grow our businesses.

Andrew Thomas

Andrew works in the London Capital Markets Team where he is responsible for international capital moving towards London and the rest of the UK and Europe. He advises a number of investors on sales, acquisitions, asset management and development funding. Andrew is an established member of the London Market and has 26 years of experience.

Andrew graduated from Magdalene College, Cambridge University and joined Cushman & Wakefield in September 1989 where he became one of the founding members of the Central London team. Andrew recently moved to Colliers International where he continuing to service his clients.
