Creator of San Francisco’s The Speakeasy immersive experience to raise the curtains at new London venue

Colliers advises the international business of Federated Hermes on letting to US production company for their first UK venue.


London will soon have an exciting new immersive cocktail experience at America Square after the creator of San Francisco’s The Speakeasy signed a 10-year lease with the international business of Federated Hermes. 

Creative director and producer Nick Olivero has created a new immersive theatre experience; Mr Tipsy’s Down The Hatch, at the 8,693 sq ft venue close to Fenchurch Street station. Described as a cross between Willy Wonka meets Walt Disney World’s Epcot Theme Park the new venue will be designed for a post-COVID-19 social experience. From the middle of August, groups of up to 20 customers will be taken on a 70-minute world tour of seven themed bars dedicated to a different spirit, which will be filled with interactive theatre, song, dance and visual surprises. 

Olivero said: “Mr Tipsy’s sprung from my passion of fine spirits and meaningful social interactions. It blends theatre with multiple themed bars and is crafted specifically for post-lockdown groups looking to reconnect with friends in a fun, safe environment. It is going to put a lot of smiles on people’s faces, and we can’t wait for the spectacle to begin.”

Ross Kirton, head of UK leisure agency at Colliers added: “Immersive leisure experiences have grown in popularity in recent years and consumer demand has intensified especially as we move out of the restrictions on our social lives. We were impressed by Nick’s previous ventures in San Francisco and believe the experience will be well received in the capital.  

“Nick is creating an exciting new experience, which will bring the sights, sounds and drinks of the world to London. After the last year everyone is looking for a night to remember, and Mr Tipsy’s Down the Hatch promises just that!”
