Freehold bespoke commercial property available in Devon

Acting on behalf of the administrator of Underwoods Shellfish Ltd, real estate services company Colliers International has brought to the market a freehold bespoke unit on the Lee Mill Industrial Estate at Ivybridge in Devon.

The 11,220 sq ft property, which is located adjacent to the A38 Devon Expressway, comprises a mid-terrace steel portal framed commercial unit that is presently configured as a bespoke shellfish processing factory.

Harry Dunger, director in the corporate restructuring team in the South West office of Colliers International, said the strategic location of the premises made it of particular interest with regard to tachograph devices, which are required under EU or AETR law whereby commercial road haulage vehicles must record information about driving time, speed and distance in order to prevent driver’ fatigue and guarantee fair competition and road safety.

He said: “This modern premises is conveniently positioned near the A38, which can enable HGV drivers to travel from Devon to London in accordance with tachograph rules.

“This is a rare freehold opportunity on the fully-occupied Lee Mill Industrial Estate, and could be either used in its current bespoke configuration as a shellfish processing unit, or could be redeveloped according to the requirements of the new owner.”

Local occupiers on the Lee Mill Industrial Estate include Princess Yachts, Langdon Transport; Calor; Kuehne & Nagel and S&J Fisheries.

Price for the unit is available upon application. Plant and machinery is available by separate negotiation.
