Old Black Lion in Hay-on-Wye on the market with Colliers International
The Old Black Lion in Hay-on-Wye - internationally renowned for its popular literary festival – has been placed on the market with global real estate advisor Colliers International.
Characterful and distinctive, the Grade II listed pub dates back to the 13th century with the present building emerging in the 17th century. It takes its name from the nearby Lion Gate – one of the original entry points into this Medieval walled border town.
Peter Brunt, a director with Colliers International’s hotels team, said the ten-roomed residential inn and restaurant was on the market with offers in the region of £650,000 invited.
“Hay-on-Wye is renowned as the ‘town of books’ and attracts booklovers throughout the year as well as for the literary festival.
“As well as playing a significant part in Hay-on-Wye's rich history there will be opportunities to boost turnover when the restoration of nearby Hay Castle is completed,” he said.
Hay Castle was one of the great Norman bastions on the Welsh marches, and its multi- million restoration will create a vibrant and artistic centre which will attract more footfall to this part of town.
“The Old Black Lion certainly has a colourful history and it is reputed that Oliver Cromwell stayed at the inn whilst the Roundheads besieged Hay Castle. One of the rooms is named after him.”
Peter Brunt said although Hay-on-Wye was known for its literary festival it was also ideal for exploring the Brecon Beacons and Black Mountains, Wye Valley and Offa’s Dyke. Fishing, canoeing and pony trekking are available nearby.
Year-round trade is attracted by a log burner, stone fireplace and chimney breast. The attractive bar restaurant offers around 40 covers and The Den with a further 20.
There is also a derelict cottage with three bedrooms which was acquired by the vendor and which could, on completion, increase the dining capacity.
“Our client bought the pub in 2005 and has carried out a comprehensive refurbishment but has now decided to retire from the business. Beautifully presented, it shouldn’t need any further expenditure for some time,” says Peter Brunt.
“For people keen on restoration work the cottage next door is available as an optional extra providing an opportunity to create top class owner’s accommodation or further extend the trading accommodation. Preliminary permission for the rebuild was acquired in 2016.”
