Bespoke fit-out model attracts three new tenants at Verse Building N1

The City Fringe team at Colliers International, jointly with Cushman & Wakefield, has secured Kaizen PR as the latest tenant at the Verse Building N1. The deal follows two previous lettings to Telrock and Clubhouse Studios on behalf of the developer LBS Properties.


Providing a total of 17,000 sq ft, of which 6,363 sq ft has now been let, Verse Building provides a tenant-first approach to fit out. Across eight identical floors, LBS Properties has agreed a new tailor made approach in which tenants can choose the design and finish of their office space including flooring and carpeting from over 80 options, feature wall design and kitchenette fit out.

Elliott Stern, director in the City Fringe team at Colliers International, commented: “What LBS Properties has done by giving tenants the opportunity to put their stamp on their new space is leading the way for multi-let offices. I strongly believe this is the future of office leasing, certainly at the smaller end of the scale. Occupiers in this bracket are generally less willing to spend the capital required for fit out and in return are prepared to pay an increased rent to cover these costs over the term. We have seen an increase in demand for fully fitted office space over the past 12 months but with the impact COVID-19 is having on the economy we expect this leasing model to quickly become the norm.”

Our bespoke offering at Verse Building means they can have the best of both worlds. Through a collaborative and very quick process the tenant can tailor the layout and finishes of their office from a wide variety of options, incur no up-front capital expenditure, and go from a first viewing to moving in within an eight week period. We think this is how it should be.”

All three new tenants were local to the area before moving to the Verse Building, with Clubhouse Studios taking space following expansion.
