Modern shopping habits attract investors to buy into out-of-town retail parks

Bristol’s latest speculative industrial development is set to get underway at Vertex Park, after detailed planning consent was granted for the 110,000 sq ft multi-let scheme on a 4.8 acre site.

Vertex Park will be the latest scheme to be built in the South West by Chancerygate, the UK’s leading industrial developer behind the speculative Apollo Park scheme in Yate, which was fully sold and let ahead of schedule last year.

Located in the Emersons Green Enterprise Area, between the A4174 ring road and the M4 motorway and near to Bristol and Bath Science Park, Vertex Park is scheduled for completion in late 2018 and will feature 11 units set in a landscaped business park environment with tree-lined boulevards.

The high quality leasehold business units will range in size from 4,188 sq ft to 33,928 sq ft and can also be consolidated to accommodate larger requirements.

All units will benefit from latest environmentally-friendly technologies to reduce costs of occupation, including high-performance insulated cladding and roof materials, low air permeability design and 15% warehouse roof lights increasing natural lighting.

Nearby occupiers include ALD Automotive; DPD Geopost; Sainsburys Regional Distribution Centre; Knorr-Bremse; JJ Food Services and Premier Inn Emersons Green.

Alastair King of Chancerygate, said: “Vertex Park will bring much-needed industrial space to the Emersons Green area, where there is a severe shortage of stock and a high level of demand.

“Now that we’ve been granted detailed consent, we are looking forward to getting construction underway and the scheme available for local and national companies to take occupation”.
