Norton Park in Devon has been brought to the market for £2.5 million.

Located on the outskirts of Dartmouth, approximately 0.5 miles from the town edge, and with spectacular views of the River Dart, the site is described as “an attractive investment opportunity with further potential,” by sole agent Colliers International.

It comprises 18.8 acres of chalet park land and 263 privately-owned leasehold chalets. There is also a site manager’s bungalow, workshop, storage and garage forming part of the freehold site.

Ben Jones, a director at holiday parks team at Colliers International, said: “Norton Park represents an attractive investment opportunity with further potential in an extremely popular tourist destination, occupying a truly fantastic location, just one and a half miles west of the historic town and port of Dartmouth in south Devon.

“The park has frontage onto the A3122, the main road entering Dartmouth, and its elevated position affords some fabulous and uninterrupted views, looking east towards Old Mill Creek and the River Dart, with rolling Devon hills on all other sides.”

Mr Jones added that Norton Park offered considerable scope in the future.

“At present, the site benefits from index-linked ground rent of around £207,000 a year plus other income, but there is potential for further development subject to planning permission,” he said.

“It is extremely rare for an opportunity of this scale, in such a fantastic and strategic location, to come to the market.”
