Hilti has instructed Colliers International to sell its Trafford Wharf HQ building.


The instruction follows the news earlier this year, that the construction equipment, software, and services specialist will be relocating its Manchester headquarters to No.1 Circle Square on Oxford Road in Manchester, by end of Q1 2020.

Hilti is now looking to dispose of the 2.23-acre site which comprises a 31,500 sq ft HQ building with 250 surface car parking spaces.

“Whilst the property could be re-occupied as an office headquarters, the site presents an excellent redevelopment opportunity, subject to the relevant planning consents,” said Mike Brassington, Director, Colliers International.

“The area has seen significant investment and development recently to create a highly desirable residential, leisure and commercial destination, and with the site’s prominent waterside location, excellent transport links into Manchester city centre, via Wharfside Metrolink, and immediate proximity to Old Trafford, we believe the site could yield significant value if redeveloped for residential use.” 

The site is situated within the Trafford Wharfside development area which includes residential, high-quality office, and leisure uses. As a gateway location, the site has experienced high levels of regeneration over the last 20 years and benefits from proximity to Old Trafford Football Ground, Hotel Football, Salford Quays, The Lowry Theatre, The Imperial War Museum, and Media City.

The instruction at Trafford Wharf follows Hilti appointing Colliers’ Industrial & Logistics team to sell a 59,029 sq ft industrial unit in Bredbury. Previously occupied by Hilti, the asset is being vacated as the firm expands in the region and has agreed to let the 103,968 sq ft Unit 1 at Carrington Gateway. Located in the established Bredbury Park Industrial Estate, the former Hilti unit is set on a three acre self-contained site. Just off the M60, the property is ideally suited to owner occupiers and offers both redevelopment and expansion opportunities.
