Prime office space under refurbishment at 70 Redcliff Street already attracting occupier interest

The continuing intense occupier demand for prime office space in Bristol city centre despite the pandemic has been highlighted by interest being shown in a refurbishment underway at 70 Redcliff Street.


The high quality workspace is being fully refurbished by recently appointed contractor Bbi Group at the prominently-located 14,965 sq ft building which will be available from Autumn 2021, but it is already the focus of numerous enquiries, according to joint agents Colliers and CBRE, acting on behalf of XLB Property.

James Preece, director in the National Offices team at Colliers, said: “Bristol city centre has long attracted competition between occupiers seeking high quality space, and this continues to be the case despite the pandemic, as highlighted by the extent of interest being shown in 70 Redcliff Street even though refurbishment work is still in progress.

“This keen occupier interest is understandable, as this is a superbly-located office premises ideal for supporting recruitment and retention of talent given its proximity to Temple Meads station, bus routes, and also the vibrant Harbourside area with its excellent range of gyms, bars, coffee shops and restaurants.”

Richard Kidd, director at CBRE commented: “Availability of office space in Bristol city centre continues to be constrained by lack of new supply, and 70 Redcliff Street has appeal for a variety of potential occupiers from a range of sectors including tech and media.  The space can be let either as a whole or floor by floor, and can cater for requirements from 3,755 sq ft upwards.”

The refurbishment that is presently underway will create modern, open plan floors and a repositioned reception with improved access and frontage. Each floor will benefit from new LED lighting, a new VRF heating/cooling system in an exposed services style beneath the original ‘waffle’ style ceiling and newly refurbished WCs.

There will also be secure street level car parking to the rear of the building, with a car parking ratio of 1:880 sq ft, plus new cycle storage and new shower facilities.
