Stunning Amesbury property on the market with Colliers International

A Georgian guest house in Amesbury that has been a sumptuous family home, a doctor's surgery, an auction house and even a ladies’ finishing school is set for a new chapter in its history.

Fairlawn House, which is Grade II listed and has numerous original features, has been brought to the market by Colliers International for offers in the region of £1.45 million.

The refurbished property is located on the High Street, and has 18 en suite letting rooms generating net accommodation sales in excess of £300,000 per annum.

However, the business – which is within a few miles of Stonehenge - offers plenty of potential for further growth, according to Ed Jefferson of Colliers International.

He said: “This is an impressive Grade II listed building in a High Street location, built in 1838 for a local surgeon. Three of the letting rooms are located in a converted coach house to the rear.

“Our clients acquired the business in 2010 and have worked hard to improve the property and restore business levels – not to mention creating a fantastic, three-bedroom family home.”

The 18 letting rooms at Fairlawn House comprise three singles, one twin, eight doubles and six larger family rooms arranged over four floors.

Although the bedroom décor is contemporary the owners have retained Georgian features including an magnificent curved staircase in the impressive entrance hall.  

Fairlawn House benefits from convenient access to the main A303 bypass in Amesbury, which is said to be the oldest continually inhabited settlement in the UK.

In addition to being some two miles from Stonehenge - which attracts 1.4 million visitors every year – Fairlawn House is also around eight miles from Salisbury; 30 miles from Avebury and Longleat; and just over 40 miles from Bath.
