Two historic properties overlooking St James’s Park come to market

06 10 22 Two historic properties overlooking St James Park come to market hero

The Colliers London Capital Markets team, alongside Savills, has been appointed to sell 22 & 22a Queen Anne’s Gate, two Grade I listed properties which are suitable for either E Class or residential use.

Built between 1775-1778, the two buildings provide a total net internal area of 11,841 sq ft  in the ever-popular Queen Anne’s Gate, close to historical landmarks including Buckingham Palace, Westminster Abbey and The Houses of Parliament. Both properties have retained several original features including bespoke decorative oil painted ceilings and wall decorations, feature fireplaces and an original staircase. 22 Queen Anne’s Gate boasts a number of rare wall paintings which, according to the Survey of London, are typical of the work of renowned Swiss Neoclassical painter, Angelica Kauffman.

The properties were previously joined together and, subject to planning permission there would be scope to join the two buildings again, with both also suitable for conversion to residential use following a previously implemented consent. The properties benefit from an enviable location with exceptional transport links. They are adjacent to St James’s Park and have direct access onto Birdcage Walk.

Tim Mantle, Director in the Colliers London Capital Markets team commented: “These two properties offer the opportunity for an investor to own an historic slice of London and one of the most opulent offices or residences in the area. The properties house some of the finest period features, and the addition of the terraces, gardens and views across St James’s Park to the rear, make them particularly desirable to any occupier. The immediate vicinity has a strong reputation as home to some of the most exclusive corporate occupiers, but not only that, some of the best restaurants and hotels in London."
