Following a root and branch shakeup Colliers International’s Bristol office has set up sector specific teams to cover retail, industrial, offices, healthcare along with  roadside  and automotive property issues.

The new Business Space Lease Advisory team is headed up by Chris Dawson.

He said: “We’ve got all the bases covered with different specialists in each division to ensure our clients get the best advice  on all rent reviews, lease renewals and re-gears.

“As the market picks up advice on reviews and renewals becomes ever more important for both landlords and tenants.

“The relationship between them is constantly changing according to prevailing economic conditions, with tenants very much able to pick and choose where they located taking into account rent being charged, incentives offered and break clauses included.

“Now the economy is recovering and property is back in demand, landlords are increasingly in the driving seat and are no longer obliged to throw in all the extras in order to close a deal.

“That’s why it’s so important to identify strategies for negotiating revised rental values with your landlord or tenant to your maximum benefit.

“In the current economic climate lease restructuring can be a great initiative for unlocking value for clients.
Our motto is 'We make your property work harder', which indicates how we add value for both landlords and tenants.”

Colliers has relaunched the business space lease advisory team  to provide specialist advisors to cover specific property types, with Katie Bapty heading up the retail lease advisory desk with Chris Dawson handling  offices and industrial units.

Additional divisions have also been set up specific to the healthcare and automotive and roadside divisions.
