The Derby Mills pub in Muirhead Avenue East was acquired by Leeds-based LNT Group with planning consent for a change of use and will be converted into a three-storey, 64-bed care home for elderly people to be operated by Ideal Carehomes, a division of LNT Group.
The two-storey detached property on a 1.28 acre site was sold to LNT by the North West office of Colliers International in Manchester from a guide price of offers in excess of £600,000.
Colin Siebert, director, licensed and leisure at Colliers International in Manchester, secured the sale and said: “When instructed by Spirit to sell Derby Mills we were confident of attracting a high level of interest from potential buyers because of the location and size of the site.
We therefore targeted not only pub operators but also developers, retailers and care home operators. It soon became clear that there was limited demand for continued use of the building so we focused on the alternative users and secured a successful sale to LNT.”
