Despite downside risk in property prices due to an imminent interest rate cycle, most of the en bloc building owners have been holding onto their properties, leading to limited availability of whole block developments for sale. As such, a group of investment funds with strong financial position have turned to strata-titled premises which can provide initial yield in the range of 3.0-3.5% per annum.
The latest acquisition of 5 office floors and 16 car parking spaces in Enterprise Square Three in Kowloon Bay by Phoenix Property Advisors and the purchase of a batch of office premises and car parking spaces in 9 Des Voeux Road West in Sheung Wan by Angelo Gordon in November 2015 reflected investment funds’ buying interest in strata-titled office premises in non-core locations.
