Colliers Rating Team lodged an appeal against the proposed Rateable Value of £1,960,000 in respect of the Co-operative Group’s purpose built distribution centre located at Newhouse, Motherwell.

The building serves in excess of 700 retail units in Scotland and Northern England as has been fitted out with substantial plant and machinery including freezer and chiller accommodation.

Our challenge was to secure a fair and reasonable Rateable Value through detailed negotiation with the Lanarkshire Assessor.


Once the relevant appeal had been received, we entered into detailed discussions with the assessor upon the property being listed for hearing by the Local Valuation Appeal Committee.

Various meetings were held with the assessor and a full and complex survey of the property undertaken. The inspection was required to identify not only if the areas had been correctly calculated but also to ensure the plant and machinery had been correctly identified.

As a direct result of our representations, the assessor conceded to our arguments and reduced the overall rate per square meter proposed. The Rateable Value has been reduced by over £200,000 which results in a total cash saving in excess of £525,000 until the next Revaluation.
