Director of Valuation & Advisory Services
Howard is a Director within the Scottish Valuation team of Colliers, based in Edinburgh, and deals with valuation work for many different types of mainstream, alternative commercial and residential properties from both an investment and development perspective. Howard's experience principally relates to valuation, including co-ordination of a number of major UK portfolio valuations and a variety of valuations for finance or security purposes as well as the provision of regular monthly and quarterly valuations for a number of UK funds, institutions and property companies. Howard has specialised in valuation since 1990, concentrating on the corporate, banking, property company and high net worth individual sectors of the debt driven property market, but also has experience in lease negotiations, dispute resolution and other professional work including acting as an Expert Witness for clients in a number of cases at both the Court of Session and the Sheriff Court in Edinburgh.
Portfolio co-ordination - was responsible for the HBoS UK Group operational property valuation for five years, involving around 600 properties UK wide. Also had involvement in sale and leasebacks, consultancy and other professional work for the Group as well as development of the HBOS website used by them to access all of their property information.
Valuation Advice - Shopping Centres, Industrial Estates, Offices, High Street Retail, Supermarkets, Car Showrooms, Petrol Filling Station Portfolios, Residential and mixed use development schemes.
Expert witness work - a number of tribunal and court appearances, dispute resolutions and reports in relation to a number of cases, including most recently, a large scale production facility in Edinburgh, an office property at Citygate Court, Carnegie Campus, Dunfermline, residential accommodation at Myreside, Edinburgh and development land at Darnock near Melrose.
Annual portfolio review for the Buccleuch Property Group, who have a portfolio of commercial, and residential properties with a total value of approximately £500m, including joint ventures and a substantial investment and development portfolio of around 60 separate assets in the UK and Germany. Their ownership includes a land bank of over 5,000 units at various stages in the planning process, focussed on two principal joint ventures, Native Land and Queensberry Homes.
Valuation work for the Scottish Futures Trust of a number of housing sites in Scotland, the first four phases of an initiative to deliver up to £400m of affordable homes across the country. Provided advice, working constructively with both the public and private sectors as part of the National Housing Trust initiative, and assisted with the delivery of the project.
Bank Valuation Advice - Wide variety of valuations for banking purposes of all types of commercial property assets ranging from £0.5 to £200m. Advice involves many of the major bank lenders operating in UK, property companies and private individuals.
Asset Management Advice - Received several appointments from BOI (NAMA UNIT) for valuation, asset management and disposal strategy advice on a number of Scottish property interests including a Scotland-wide retail portfolio, Aberdeen mixed use scheme and Edinburgh offices.
