2022 started quite solid, with the first half of the year being the best in the entire historical series since 2007; however, the year-end forecast is less encouraging. Despite the macroeconomic context, we estimate that 2022 will close with 675,000 housing transactions, maintaining very similar levels to those of the previous year.
The new market conditions anticipate a 2023 with practically no institutional investment operations in the residential sector and, where appropriate, the reconversion of housing portfolios to individual sales or leasing management in the medium term to wait for better times.
In this context, investment in build to rent and rental housing will be cut back at least until the first half of 2023, while new and second-hand housing will better resist the impact of the crisis.
