Formuepleje divests high-volume Danish residential portfolio in billion-kroner deal

The Portfolio included 12 residential properties in Greater Copenhagen and Aarhus. Colliers was sell-side advisor to Formuepleje.

Just before year-end, the parties to one of the biggest Danish property transactions in 2021 were able to shake hands on the sale of 12 residential properties with a total residential floorspace of some 47,000 sq m.

Comprising approx 700 residential units in total, the properties benefit from sought-after locations in Denmark’s two largest cities in addition to attractive average unit sizes of approx 66 sq m.

In addition, the portfolio offers a resilient mix of student housing, terraced houses, and ordinary apartments.

The buyer is German investment fund Catella, acquiring most of the properties at approx DKK 2bn, with two other investors acquiring the remaining properties at approx DKK 250m.

Formuepleje, having divested the residential portfolio, is happy with the outcome, too.

The Aarhus-based investment company invests in properties in a fund setup, with private investors required to place a minimum of DKK 750,000 to become co-investors in the individual property fund.

Thanks to the transaction, the investors have achieved average returns of more than 100% on the divested portfolio, which Kristian Voldsgaard, property director with Formuepleje, ascribes mainly to a successful and structured sales process.

Prospects of a busy 2022

In 2021, foreign investors accounted for approx 52% of total transaction volume in the Danish market, and they are expected to remain highly competitive in 2022.
