Copenhagen landmark ‘The Square’ sold to German family office

The iconic Copenhagen office complex known as ‘The Square’ has been acquired by the Munich-based family office AM alpha. Colliers facilitated the sale on behalf of the seller.

Built in the period from 1893 to 1900, The Square is one of Copenhagen’s most prominent historical properties. Situated on the City Hall Square (Rådhuspladsen), The Square enjoys a top location in the very heart of Copenhagen. Comprising a total GLA of some 16,700 sq m over six storeys, the property is currently used for a mix of office, retail and residential purposes.

With more than 70% of the total GLA becoming vacant when anchor tenant DLA Piper moves out, presumably later this year, The Square represents a truly rare opportunity to completely reposition one of Copenhagen’s most iconic and well-located properties.

“This transaction once again confirms that foreign investor demand remains high, in particular for centrally located and high-volume office properties. The Square represents a unique redevelopment opportunity, and the sales process was characterised by strong competition with solid interest from domestic and foreign investors alike. In the end, The Square was secured by an ambitious and long-term foreign investor, and we look forward to following the property’s transformation in the years ahead,” says Frederik Møllebjerg, Director of Colliers Capital Markets.

The buyer is Munich-based family office AM alpha, specialised in joint real estate investments by private and institutional investors.
