German investor buys newish residential rental property in Greater Copenhagen, Høje Taastrup


With domestic Thylander Group as co-investor, Catella Wohnen has acquired a property located at Eigtveds Allé 2-12 in Høje Taastrup. The seller was Topdanmark, owner since 2006, with Colliers as sell-side advisor.

The property at Eigtved Allé 2-12, Høje Taastrup, comprising 42 rental units with a total residential GLA of 4,198 sq m, is located in close proximity of Høje Taastrup station and the district around the City 2 shopping centre, where an exciting and ambitious urban development plan will be realised in the years ahead.

“The property is a solid and well-managed property, offering attractive dwellings to local citizens. We were assigned by Topdanmark to handle the sale, and we quickly initiated a dialogue with Thylander Group, representing the Catella Wohnen funds in Denmark”, says Claus Sondrup, Partner and Director, Colliers.

Thylander Group is happy with the acquisition.

“Our exclusive cooperation with Catella Wohnen (formerly under the auspices of Bouwfonds) dates all the way back to 2011, and over the years we have closed transactions with a total market value of about DKK 6 billion. The amassed portfolio is located mainly in Greater Copenhagen and Aarhus, but other major cities are also in our sights, with several transactions in the pipeline”.

The seller of the property, Topdanmark, was not officially in the market to sell the property but responded to an unsolicited approach.

“We are divesting a fine residential property, which has developed and returned fair profits throughout the years. The property still has a bright future ahead of it; In fact, it was not for sale when we received an unsolicited inquiry, but after the parties had a mutually satisfying dialogue about terms and conditions, the transaction was closed. We intend to enter the proceeds in our books and otherwise reinvest in other more value-add type projects, which we are offered on a regular basis”, explains Flemming Bæk Engelhardt, Managing Director, Topdanmark Ejendom.
