New high-volume property transaction in Ørestad, Copenhagen

Iconic hotel and office complex Copenhagen Towers, comprising 84,000 sq m in total, has sold to Swedish Niam. The seller is Copenhagen Skyline A/S – a company owned by the partners in Solstra Capital Partners.

Copenhagen Towers, constructed in two stages between 2009 and 2016, consists of Crowne Plaza Copenhagen Towers, a 366-room hotel, and three neighbouring office buildings of 54,000 sq m in total.

Since its construction in 2009, the Crowne Plaza has spearheaded sustainability in hotel buildings, in 2010 named “The World’s Greenest Hotel”. Similarly, the office space in Copenhagen Towers has been heading the field in terms of recycling building materials, with the most recent stage in fact LEED Platinum Certified

“We are very happy about the transaction and are delighted that Copenhagen Towers with Niam will get a professional and long-term owner. For some time now, we have seen that both hotel guests and office tenants actively seek to be part of the green agenda. As sustainability is the very founding principle of the entire Copenhagen Towers complex, we have been pleased to learn that this type of building is also one of the top picks preferred by domestic and international property investors”, says David Overby, chairman of the board in Copenhagen Skyline A/S and partner in Solstra Capital Partners.

“The joint offering of international-oriented hotel space and office units has in all respects proved a sound concept, with the combination of sustainable office premises and the possibility of buying a host of additional services truly confirming its viability in the commercial letting market”, adds David Overby.

Colliers acted as sell-side advisor in the transaction.

“This transaction, this year’s biggest so far, underpins the sustained strong investor appetite for attractive investment properties in Denmark. In consultation with the seller, we opted for a relatively narrow process, targeting a very specific and select group of prospective investors.

Demand was strong for this highly prominent property complex, both from domestic and international investors”, states Peter Winther, CEO of Colliers.
