Stuttgart: Office Leasing and Investment 2021/2022

The Stuttgart office leasing market (including Leinfelden-Echterdingen) continued to feel the impact of the pandemic throughout 2021. Take-up only slightly exceeded the previous year’s below-average result of 139,500 sqm, coming in at around 157,400 sqm at year-end. This drop compared to pre-crisis levels can primarily be attributed to a low number of large-scale leases signed for over 5,000 sqm. The segment recorded just 4 leases amounting to around 34,700 sqm, all of which were signed in Q4. Despite these low take-up results, activity did pick up significantly in 2021 compared to the previous year with a total of 244 leases signed.
