The Munich office letting market continued its calmer pace in the first half of 2021. Take-up of 230,200 sqm was almost 40% below the 10-year average for the first six months. However, in the second quarter market activity has risen, above all in the form of a significantly increased number of new lease inquiries. As the economic outlook has been improving steadily, this upward trend is expected to continue.

 

Investment

After a very quiet start to the year, the investment market gained significant momentum in the second quarter and exceeded the previous year’s result by 68% with a transaction volume of €3.1bn. Three office transactions with over €600m each (Highlight Towers, Uptown Munich, Mediaworks) contributed to this strong result. Demand and competition for core products remains very high and a continuation of the upwards trend can be expected in the second half of the year.
