Munich: Office Leasing and Investment 2021/2022

The Munich office leasing market recorded 664,500 sqm in take-up in 2021, up 17% yoy. Leasing activity began to recover during the second half of the year following a weak H1. Although results did fall 15% short of the 10-year average, demand was up in most market segments. The IT and manufacturing sectors proved the most active, each claiming a 15% share in takeup. The new-build development snapped up by the German Patent and Trademark Office in the city’s Werksviertel submarket was by far the largest lease signed in 2021. With nearly 45,000 sqm, the deal was also the largest lease signed in nearly 15 years.
