Duesseldorf: Office Leasing and Investment Market 2021/2022

The Düsseldorf office leasing market (municipal area) posted 280,000 sqm in take-up in 2021, reflecting a yoy increase of 13%. Although leasing activity in the medium and large-scale space segments remained strong throughout the year, annual office take-up fell around 16% short of the 10-year average. No leases were signed for units of over 5,000 sqm in the first half of the year, but H2 saw three leases signed for more than 10,000 sqm. Particularly noteworthy is the fact that a large number of leases were signed for space at property developments and refurbishment projects. Property developments accounted for eight of the ten largest leases signed with tenants targeting the north of Düsseldorf and the city center.
