Cologne: Office Leasing H1 2020

The Cologne office leasing market (municipal area) recorded 85,000 sqm in take up in H1 2020, marking a 35% drop from the previous year’s result, which was spurred by large scale leasing activity. With two thirds of H1 take up generated in Q2, which was particularly affected by the crisis, this weak result can be traced back to exceptionally below average market performance in Q1. The amount of space available for immediate tenancy remains quite low at just under 200,000 sqm. In light of the current economic situation, it is safe to assume that an increasing number of companies will be looking to prolong their current leases and sub letting. Companies across all sectors maintain their wait and see stance, although some have recently been resuming their activities. We can expect below average annual office take up results in 2020.
