Short term fluctuations do not affect long term positive sentiment

In Q3 2022, Covid’s negative impact gradually emerged as some occupiers postponed their expansion plans or even downsized, resulting in a decline in net absorption and a slight increase in vacancy. Average rents remained, and we expect rents to continue to trade sideways until demand picks up significantly. Colliers remains optimistic about the market in the long term, as Shanghai is ushering in policies and financial support to boost the economic recovery and is vigorously promoting tech industries. We recommend landlords increase communication with tenants, especially SMEs, and take active measures to ensure tenant retention despite the current market situation.
