We expect some tenants to withdrawal after Lunar New Year, pushing up the vacancy in Q1 2021, before edging down from Q2. We forecast the heavy, nonprime new supply scheduled in 2021 will put downward pressure on rents.

Demand from F&B and sports brands in H2 2020 helped push the overall vacancy rate down 0.5% HOH. Compared to the other two cities, Nanjing showed better demand resilience with vacancy falling by only 0.5% YOY.
