A new listing of logistics land in Beijing Daxing International Airport Comprehensive Free Trade Zone
On 14 February, Beijing Municipal Commission of Planning and Natural Resources listed a logistics land in Beijing Daxing International Airport Comprehensive Free Trade Zone with a land tenure of 20 years. The plot has a total land area of 54,214.07 sq m. With a proposed plot ratio of 2.0, the total proposed gross floor area is estimated to be less than or equal to 108,428.16 sq m. Per the notice, the land will mainly use for cross-border e-commerce, and will be developed into a smart high-end supply chain and logistics base with high specifications.
The initial listing price of the plot is RMB87.94 million. The plot is still open for bidding.
According to the “Beijing Special Planning of Logistics” published by the Beijing Municipal Commission of Planning and Natural Resources, Beijing has set limit to the supply of logistics land in the mid to long-term. Per “Beijing 2022 Construction Land Supply Plan”, Beijing is estimated to supply 3,710 hectares of land in 2022, about 30 hectares of which will be logistics lands. Largely due to insufficient logistics land supply, demand has been consistently surpassing supply, making Beijing one of the highly sought-after market nationwide. As of H2 2021, the overall occupancy rate of logistics properties reached 95%. Thanks to the robust demand, rental rate of logistics assets saw signs of increment, reaching RMB1.75 psm per day in the same period.
