Demand was mainly determined by optimization and consolidation processes - occupiers searched more modern office, improved rental conditions or more efficient space allocation. The most active sectors were: IT & outsourcing (61%), financial services (25%), professional services (8%), industrial (2%), retail (2%) and other (2%).
The market recovery signals continued during the period under review, the total take-up indicator showed 40% year-on-year increase, with 81,670 sqm for the second half of 2021 and 152,000 sqm for the year.
In the surveyed period, 64% of all deals were due to relocations, 18% to expansion of already established companies, 13% to contract renewals and 5% to new entries on the market.
Аverage asking rents also remained unchanged compared to first half of 2021.
