Tom Nelson is a full service broker who represents Landlords, Tenants, and Investors in the leasing and sales of retail properties. Since joining Colliers Retail Services Group in 2004 as a retail specialist, Tom's primary market focus has been the Silicon Valley and Central Coast regions of Santa Cruz, Monterey, and San Benito Counties. During this time he has closed many sales and lease transactions involving new shopping center developments, property repositions, ground leases, and 1031 exchanges, in addition to representation of national tenants such as Chipotle Mexican Grill, Office Max, and CVS Pharmacies. Tom is especially proud that he transacted the first Tractor Supply Store and Sonic Restaurant deals in the Bay Area. Tom is dedicated to building solid relationships, delivering on promises, and adding value for his partners and clients.
Tom has 21 years of real estate development, management, and construction industry experience, which began with San Jose based developer Barry Swenson as a project manager. Over six years with Swenson, Tom personally managed or was a part of real estate development and construction projects of all types, as well as managing a portfolio of properties that included farm land , shopping centers, office buildings, and warehouses. During this time Tom developed a passion for land use, urban renewal, and historic redevelopment, with a particular interest in the dynamics of central business districts.
After a brief career break that fulfilled a lifelong dream to travel around the world surfing and snowboarding on four continents, Tom was for a short time an asset manager of a residential apartment portfolio before joining the Westfield Group, an international developer and operator of shopping malls, in 2002 as a tenant coordinator. During the $140 million dollar redevelopment of the Oakridge Mall in San Jose, Tom facilitated the build-out of over 50 retail stores and restaurants, before becoming operations manager in charge of facilities and construction. This in depth exposure to the retail industry sparked a desire to pursue his original direction in real estate, focusing on the transaction side of the business.
Tom is a 5th generation native Californian and was raised in San Jose, graduating from Branham High School. He served 3 years in Army Special Operations and graduated from UC Santa Cruz with a degree in Business Economics where he was a founding member of the NCAA Division III water polo program. He resides in Santa Cruz with his wife and three children. He still enjoys surfing (when time permits) and planning world travel excursions with the family.
