As Vice President in Colliers International’s Office Brokerage division, Steve Shepherd represents tenants in the sale and leasing of properties throughout the Twin Cities. As a tenant and buyer representative, Steve follows a consultative approach to site selection and has successfully completed hundreds of transactions on his client’s behalf.

Steve began his real estate career in Chicago providing tenant representation services to organizations in the Central Business District. In addition to his real estate experience, Steve spent four years with a management consulting firm specializing in sales and marketing strategies for Fortune 500 firms. He joined Colliers International (formerly NAI Welsh) in 2005.

A leader in the industry, Steve was honored with the Minnesota Commercial Association of Realtors "Rising Star" award in 2009, which is awarded to a real estate professional who demonstrates a high level of professional conduct, significant production levels, an outstanding contribution to the profession, and participation in other business, civic, and community activity.

Accomplishments

Tenant Representation:

In a recent transaction, Steve represented an accounting firm that consolidated several acquired firms into a 15,000-square-foot Class A suite at I-494 and France Ave. The new space was designed and built-to-suit, creating an efficient work environment at reduced rates for his client.

 

Landlord Representation:

Recently, Steve was enlisted by the owners of a 42,000 SF single tenant office building located on Interstate 494 in Bloomington to market the property, which would be vacated in six short months. Through a creative marketing campaign targeted at key tenant representatives and large block office users, the Colliers International brokerage team identified a tenant prospect located outside of Minnesota with interest in expanding to the market. Within two months of the initial showing – and before many competing landlord teams learned of the requirement – the tenant signed a lease and began moving. In spite of a declining office market, the landlord suffered virtually no down time at the property.
