Michael Horner specializes in Landlord and Tenant representation with experience in Development, Vacant Land, Investment, Consulting, and Retail Tenant Multiple Locations.
Marketing plans and execution developed specifically for each property listing to include marketing timelines, materials & design, potential tenants, budgets, market studies for rates and comps to determine listing rate/price, turn over condition consultation, tenant allowance consultation, demographic studies and analysis.
History:
Prior to joining Colliers International / Olympia Michael was a Vice President at Axiom Commercial Real Estate brokerage and Rockmann Development Group LLC.
Michael is the exclusive lease term negotiator for Subway NW with a territory from Federal Way to Canada and the San Juan’s to the Cascades. He has successfully negotiated years of contracts for Subway NW, and is a valuable member of their real estate team.
Michael has extensive relationships with many national tenants, local tenants and commercial developers. He has worked with the following companies to list a few: Simon, Wal Mart, YWCA, Westfield, Applebees, Macerich, Metropolitan Life Assets, Hogan enterprises, Lowes, Shurgard, Edward Jones, Community 1st Credit Unions, Old Standard Life, Advance America, Goddard Systems (ranked #1 childcare franchise in the Franchisee 500 for the sixth consecutive year), and many more local and national tenants.
Having an extensive understanding of the needs of a Landlord or a Tenant, he has been very successful with overcoming obstacles and problems in negotiations, by finding a common point of agreement between Tenant and Landlord.
His years as Co-Chair of the WA State International Council of Shopping Centers (ICSC) Next Generation Committee also helped him build relationships with some of the most influential commercial tenants and developers in the Northwest. These events have focused on some of the largest commercial developments in the Northwest and have been one of the most attended commercial real estate community networking events in the Pacific NW.
Michael is attending a CCIM course in early October to pursue his CCIM designation.
CORPORATE EXPERIENCE
Development Experience:
Potential site locating/scouting and analysis, market studies, market rates, competition, estimated pro forma’s, highest and best use, TI allowances, traffic analysis, and growth curve consulting.
Design consulting on exterior, interior floor plans, access, parking, amenities, common areas, turn over condition, development permanent signage, landscaping and other important development issues. Supervision and management of any contractors providing tenant improvements as agreed to by Rockmann as part of a lease agreement.
Attendance of meetings with architects, engineers, city officials/departments, development planning, appraisers, and other necessary meetings.
