Matt specializes in combining the latest demographic data with state-of-the-art mapping technology to produce visual representations of growth hot spots, primarily for the retail site selection process. He is dedicated to enabling Colliers Arnold’s forward-thinking clients to act on a location before their competition. Retail – Matt employs mapping solutions that identify a client’s current locations as well as client competitor’s locations and related demographic data providing the market intelligence necessary for executive level client decision-making. He used innovative GIS analysis to determine possible new locations for a major hair salon client using demographic criteria and produced mapping solutions identifying strategic holes in their existing franchise coverage and that of their competition. Matt also updates Colliers Arnold’s proprietary market inventory system tracking shopping centers of over 50,000 square feet, vacancy, and absorption in Hillsborough, Pinellas, Pasco, Sarasota, and Manatee counties. Industrial – Matt exploits mapping techniques to show industrial users the locational advantages of prospective buildings that are being considered for leasing or purchase. Office – Matt uses mapping tools to illustrate the locational characteristics of office space such as transportation linkages as well as employee drive-time analysis to assist client human resources in personnel recruiting. He has also used advanced techniques to locate optimal sites for medical office clients in and around the Tampa Bay area.
