Mr. Erbe is responsible for the property and project management disciplines for Colliers Pinkard. He brings a multi-disciplinary approach to the position, having diverse real estate experience, including institutional asset management, commercial development, leasing and construction management, as well as extensive financial and general management experience, in both in-house and advisory roles.
During his 10-year tenure with St. Paul Companies (formerly USF&G), he led a major real estate consolidation as a result of the merger of two Fortune 500 companies. Mr. Erbe managed the project, which totaled $40 million in new construction, building and tenant improvements, as well as consolidation of 260+ leases, reducing future obligations by $12 million. Previous assignments while with USF&G Corporation include:
· Led a $50 million corporate office relocation from Baltimore’s Central Business District to a suburban campus, including building renovations and construction of a 950-space garage
· Gained future development rights for 500,000 square feet of new office product, working with both the city and county to secure long-term, future growth
· Managed corporate relocation of 900+ personnel
In other major real estate projects, he negotiated significant corporate leases including a 275,000- square-feet and a 190,000-square-foot headquarters space. Mr. Erbe upgraded the property management of a 2.4 million-square-foot office/industrial portfolio. He also led a site selection team for establishment of a new call center (600 people) for insurance claims processing. The project included a 21-city search and negotiations of economic incentives including training, relocation and leases.
In his financial and managerial roles, Mr. Erbe spearheaded a nationwide reorganization and business re-engineering project, resulting in a 17 percent reduction of operating costs, while increasing all customer-service benchmarks. He led a cross-functional, centralized procurement initiative for a major corporation and aligned a 500-person division through process improvement, leading to improved performance and customer service. Finally, he structured and negotiated various complex financing transactions, including joint venture agreements and conventional financing.
