Colliers is committed to best in class service by supporting all functions of Property Management.  The National Operations and Engineering Group supports REMS in the development and delivery of Colliers’ policies, procedures and best practices.  It is important to our clients that we provide clear and consistent services across the U.S. 

  • Engineering/Construction Management

Colliers maintains high standards of care for a building’s infrastructure across a broad range of disciplines including, mechanical, electrical, plumbing, fire/life safety systems and appearance care. In order to extend a property’s life cycle, these systems must operate at their peak efficiency with respect to environmental quality, cost control, sustainability practices and overall client objectives. Prior to contract implementation, we work in partnership with the client to determine the appropriate operations and engineering protocols for the subject asset(s) and provide a comprehensive predictive, maintenance and repair program, specific to the client’s property needs.

  • Property Accounting & Financial Reporting

Colliers’ two primary accounting software platforms are MRI and Yardi. We can provide annual budgets and variance analyses, as well as a multitude of detailed financial statements, including cash flow, balance sheet, income, expenses, receivables and general ledger. Our financial services also include cash management, rent collection and administration of all payments. Colliers’ accounting department provides and fully supports the necessary reporting and internal controls to comply with Sarbanes-Oxley standards.

  • Sustainability Consulting/LEED and Certification/Energy Conservation

We educate and lead our team to adopt sustainable practices that increase our Clients’ asset value on an economic, environmental and social basis.  Colliers will set and meet specific goals (LEED certifications, ENERGY STAR benchmarking, green procurement programs and green workplace productivity models) and collaborate with our Clients to ensure we optimize property performance, boost building occupant health and productivity, work to reduce our environmental impact and conserve our natural resources. Our long-term corporate value is to generate sustained economic and ecological value for our Clients, which in turn positively affects our communities and employees

  • Customer Service Center

Successful real estate management starts with a focus on tenant retention. Colliers’ management team includes a point of contact for tenant issues and inquiries, and we proactively communicate with tenants to identify issues, measure satisfaction and determine upcoming tenant requirements. Colliers’ Service Center also provides tenants with a choice of quick and effective ways to request both tenant and emergency services.

  • Distressed Properties & Receiverships
Colliers’ receivership services determine the best solutions for each asset to stabilize or maximize financial value. Each property undergoes a strategic assessment to determine the best course of action to preserve or enhance its value and to limit a lender’s liability.  As receiver, Colliers performs its duties as an impartial third-party appointed by a state or federal court to take legal possession of the property and oversee and protect the asset during the foreclosure process.

Colliers has successfully managed the design and construction of numerous commercial, industrial and retail projects in domestic and global markets. We have experience in managing teams of independent architects, engineers, and contractors, as well as overseeing complex design-build projects. These services run the gamut from project inception to completion, and include evaluation and site selection; budgeting; scheduling; selection of architects, engineers, consultants and contractors; project meeting coordination; planning and permitting; interiors construction; and furniture procurement and installation.

  • Product Procurement & Management

Due to the size, scope and history of Colliers, we have developed a thorough knowledge of local and national contractors. We have identified the "best in class" for all maintenance categories and typically only utilize those contractors with whom we have established long standing relationships that have excelled for us in the past and who understand and share our service excellence philosophy.

  • Contract Management & Lease Administration

Our abstracting process provides a thorough summary of lease details, allowing us to manage lease deadlines such as renewals and options, track and report critical dates, and reconcile rental charges with the lease terms. Our system also supports record keeping with the maintenance of site plans, floor plans and photos, and it provides a streamlined outlet for the collection of portfolio and project data. We are able to determine tenant occupancy costs according to operating budget, and we can reconcile occupancy costs, estimate to actual, annually or as required.

  • Consultancy & Disaster Recovery Planning

There are two components to our disaster recovery plan: Colliers internal disaster recovery plan and our contingency planning process for your site. Additionally, we can protect the value of your assets by offering property and liability insurance services, tailored to suit your needs.  Ensuring business continuity is foremost on the minds of Colliers Senior Management.
