CHALLENGE

The building was 50% vacant upon reduction of square footage by a single tenant occupant as a build to suit project. The building was positioned within an office park facing an overall vacancy of 35%.

STRATEGY

Based on the remaining vacancy and projected tenant size, Jeff Tolrud recommended a longer term lease-up schedule to accommodate blocks of space that allowed tenants lobby exposure to their premises. Reduced common corridor capital expense was projected by Tolrud.

RESULTS

The project gained leasable square footage while achieving a 98% occupancy rate. In addition, the peer competitive building set within the office park remained at 25% vacancy.
