FEDEX currently occupies a 100,000 SF facility in Fort Myers and has determined their need for a 180,000± SF facility to accommodate growth. The challenge lies in their stringent criteria: ease of access for both large and small trucks to both the interstate and local arterial roadways, proximity to Southwest Florida International Airport, a constrained budget for land and a compressed time line. Fischer & Company who serves as a consultant to FEDEX works with Jones Development who will acquire the site and construct their facility. Fischer initially identified a site represented by Dan Miller and upon speaking to Dan, found that he had worked with Jones 
Development in the past, in fact Dan represented their current FEDEX location. Dan’s development expertise and success with FEDEX proved to be the perfect fit to assist.


Dan worked with Jones Development and their engineer, Grady Minor, to compare developed, entitled and green sites (without entitlements) to predict delivery time of a completed facility and quantify the anticipated difference in cost to determine a preferred path. As the first group of alternatives were presented, FEDEX communicated that the scope had changed and the need grew to 250,000 SF. Dan worked diligently to revisit the market and present suitable alternatives for the larger facility. Ultimately, FEDEX decided on the initial site that Fischer had identified and an adjacent site that would allow for the larger facility. As Jones Development worked through permitting, yet another hurdle surfaced, an environmental challenge evidenced by a partially completed, abandoned eagles nest. Once again, Dan revisits the market for alternatives but is advised to stay on track with the current site.


Dan worked cohesively with the parties, taking direction from the FEDEX consultant, engaging and conversing routinely with the engineer, yet informing and advising the developer throughout the process.


FEDEX landed a regionally significant, strategically located signature facility within their predefined budget and time line. The transaction closed with great accolades for all the parties involved.
