Office Market Snapshot | Q3 2016

The office market in Miami-Dade County remained strong during the third quarter, as results reflect lower vacancy and higher asking rates. Broward County posted steady results through the third quarter of 2016. For the past twelve quarters vacancy rates have tightened in Palm Beach to a nine-year low of 12.4 percent and rental rates have soared to $27.75 per square foot equating to a 600 bps increase in two years. Retail Market Snapshot | Q3 2016

The Miami-Dade retail market remained strong during the third quarter of 2016 as rental rates rose by over 8 percent per square foot. In Broward County, the continued demand for retail space and the lack of new deliveries pushed the vacancy rate down by 0.3 percent to 5.7 percent and caused asking rental rates to surpass $20.00 per square foot NNN. The Palm Beach County retail market began the year with excellent market fundamentals including strong rent growth, declining vacancy rates, new construction, and high net absorption.
