Performance Springs Forward

Nike’s campus is first in Shanghai’s The Springs mixed-use development, with a 600,000 SF office, conference and athletic facility.


       

The challenge

In late 2010, Nike appointed Colliers to identify and develop a new campus in Shanghai. The global athletic brand wanted a single property to meet the preferences, requirements and culture of all the Nike brands including Nike, Nike Golf, Converse, Umbro, Hurley and Cole Haan. It also needed the flexibility to accommodate significant growth over time, and in addition to office space it required a conference center and sports facilities on-site. 

The strategy

On Nike’s behalf, Colliers conducted a city-wide search including more than 100 potentially suitable options. Working closely with Nike, Colliers evaluated, scored and short-listed the field, then developed a negotiation strategy to create the desired leverage.

The results

In the end, Nike decided to become the first tenant in Tishman Speyer’s The Springs project in Shanghai’s Yangpu district, which includes more than 900,000 square meters of residential, commercial and retail space on 66 acres of land—it’s one of the fastest-growing neighborhoods and education hubs in Shanghai. 

Nike leased a 600,000-square-foot, highly customized set of buildings as its new campus, with long-term rental protection, exceptional signage rights and the ability to double their size over time. Construction is underway, and occupancy is expected in early 2014.

The landmark leasing deal was concluded by Colliers Shanghai Office Services team after more than a year of hard work. 

“We started working with Nike in mid-2010, and were appointed formally at the end of the year. Although the lease was signed at the end of 2011, there will be a lot of work to be done between now and occupancy in 2014,” said Chris Cuff, Executive Director of Office Services in Asia. “We are very pleased to deliver a solution in this timeframe and meet Nike’s real estate needs in both the short and long run.”
