Although activity has slowed slightly from the second part of last year, vacancy has continued to drop, settling into a healthy and balanced position where landlords and tenants are on equal ground. The availability of big box space above 100,000 square feet has dwindled over the past year leaving few good options for large users. Mid-size space still has a healthy supply but landlords are not as hard pressed to make deals like they have in the past. Concessions are being scaled back, rents are holding strong and tenant financials are being scrutinized much more heavily.
