Colliers International | Pittsburgh completed three (3) transactions for Waynesburg University, valued at more than $4,600,000 with 36,250 SF of leasehold.


The challenge

Establish space that provides an attractive corporate setting, specifically designed for the administrative office and for University graduate program classrooms.

The strategy

Guide Waynesburg University through market analysis to determine the best office solutions for three (3) locations.

  • Review existing lease options and market conditions for the remaining term on all three leases

  • Establish present vs. future opportunities

  • Deliver opportunities that add value in the East, North & South office markets

  • Provide the landlord of the new site selected with the ability to begin construction

The results

Waynesburg University moved its Southpointe Center branch campus from Summit Corporate Center at Southpointe, where it had been located for more than a decade, to a new building in Southpointe II called Embassy Park. The timing of the projected completion date of the new Embassy Park building and Waynesburg University’s existing Southpointe expiration worked seamlessly. The lease at the North campus on Rt. 228 was renewed for five (5) years, and new, prominent signage was secured. The lease at their East campus was extended by ten (10) years, and classrooms were relocated and expanded on the first floor.

Colliers International | Pittsburgh secured a 17,400 SF lease in a speculative building at Embassy Park, located in Southpointe II, giving the University a first-floor location that is more visible and provides students with improved access.
